I represent, warrant, and certify that all information provided in this application is true, complete, and accurate in all respects. I acknowledge that any false statement, misrepresentation, omission, or failure to disclose requested or material information, whether intentional or not, shall constitute grounds for immediate denial of this application or, if discovered at any time thereafter, immediate termination of any Lease Agreement without further notice or obligation. I expressly authorize KRD Properties, at its sole discretion, to verify all information provided in this application, including but not limited to employment, income, rental history, criminal background, and any other information deemed relevant. I irrevocably authorize and release any third party—including landlords, property managers, employers, financial institutions, screening agencies, and government entities—to furnish such information to KRD Properties without restriction or liability. References to “KRD Properties” shall include its owners, officers, employees, representatives, contractors, and agents. I acknowledge and agree that submission of this application does not create any contractual obligation on the part of KRD Properties, does not constitute an offer or acceptance, and does not obligate KRD Properties to approve my application, reserve, hold, or withdraw any property from the market. All application decisions shall be made solely at the discretion of KRD Properties and are final. KRD Properties is not required to provide any reason or explanation for denial. If my application is conditionally approved, I understand that a deposit shall be required to hold the property. No Lease Agreement shall be prepared, issued, or executed unless and until the required deposit has been received in full and expressly confirmed in writing by KRD Properties. Until such confirmation, the property shall remain available to other applicants without restriction. I expressly acknowledge that any funds submitted to KRD Properties shall not be deemed a deposit, reservation fee, or payment toward any property unless and until KRD Properties has expressly requested and accepted such funds in writing. Any unsolicited, premature, or unauthorized payments are made entirely at my own risk, confer no rights or priority, and shall not be refunded under any circumstances. I acknowledge that the deposit serves solely as confirmation of my intent to proceed and authorization for KRD Properties to finalize approval. The deposit does not create a tenancy, does not grant any right of possession, and does not guarantee execution of a Lease Agreement or occupancy of the property. Upon receipt and confirmation of the deposit, I agree to execute the Lease Agreement and remit all remaining required payments strictly within the timeframes designated by KRD Properties. I acknowledge that failure to execute the Lease Agreement within six (6) hours of the approval notification being sent—regardless of whether such notification is received, opened, or read—shall result in immediate and automatic forfeiture of the entire deposit, without notice, and the property may be offered to other applicants at KRD Properties’ sole discretion. If KRD Properties elects, for any reason or no reason, not to proceed with the application prior to execution of a Lease Agreement, the deposit shall be refunded within fourteen (14) days, except where any applicant, occupant, or individual disclosed or discovered in connection with this application has: (a) provided false, misleading, incomplete, or inconsistent information; (b) withdrawn the application after submission of a deposit; (c) failed to comply with any deadline, condition, or requirement imposed by KRD Properties; or (d) otherwise breached these Terms and Conditions. In all such cases, the deposit shall be fully non-refundable and retained by KRD Properties as liquidated damages. If a Lease Agreement is executed, the deposit shall be applied toward the security deposit as specified in the Lease Agreement, subject to all terms therein. I affirm that I am applying in good faith, am not submitting deposits on multiple properties concurrently, and am not engaging in any conduct intended to secure multiple properties simultaneously. I acknowledge that KRD Properties may retain, store, and use this application and all supporting documentation, whether or not approval is granted, without obligation to return such materials. By submitting this application, I acknowledge and agree that I have carefully read, fully understand, and voluntarily accept these Terms and Conditions in their entirety, and that this agreement shall be binding to the fullest extent permitted by law.
